Morrison Construction, Castle Stuart Golf Resort, Inverness

 

Castle Stuart Golf Links is a championship links course overlooking the Moray Firth & well known landmarks that are synonymous with Inverness and the Black Isle. When completed, the resort will include a small luxury hotel and spa, ‘resort-ownership’ lodges and apartments, plus a second links course. The Art Deco design of the Clubhouse gives stunning views over the Moray Firth from each of its three floors.
 
Site Sealants Ltd were involved at the design phase of the project, ensuring that all structural waterproofing works complied with BS8102:1990. As the building was of the new “Beko” insulating concrete formwork, it posed a few difficulties at the initial design, but thanks to Grace Construction Products’ extensive range, we carried out testing and found  products which worked well with the“Beko” system. Initially, we used Bituthene 8000 and Bituthene LM to seal the termination between the building and the terraced area. As a second layer of defense (‘belt-and-braces’ if you like) the upper sides of the terraces were waterproofed using the Procor 4R Deck System, this was protected by a 3mm Servidek protection board, taped and sealed at all edges and joins in order to protect the waterproofing membrane. Root Barrier and Hydroduct 501 were then fitted to the parts of the terraced area to allow Morrison Construction to continue and fit their Green Roof system. Any parts of the terraces left to be exposed to UV light were then protected by the use of Solarshield and the chase filled with Servijoint 1.

 

Also on the project were two outbuildings, one a starter’s  hut and the other a keg store for the main clubhouse. These were to be completely covered by soil with only the entry wall to be left accessible. The tanking works for these consisted of Preprufe 160R under the floor slab and Procor 75 spray-applied to the earth retaining perimeter walls. To protect the waterproofing membrane, Hydroduct 501 was then applied to the walls leading down to a field drain at the bottom of the foundation, thus ensuring compliance with BS8102:1990.  A Procor 4R system was then applied to the roof of the building, firstly protecting it with 3mm Servidek protection boards taped and sealed at all joins and edges in order to protect the waterproofing membrane. Root Barrier and Hydroduct 501 were then fitted to roof in order for Morrison Construction to complete the Green Roof system. The contract was then signed off and a 10-year installation warranty was granted.
